Vacation Rental Terms & Conditions
Guest’s rental of the Property from Bennington Properties, LLC (“Bennington Properties” or “Bennington”) is made subject to the following terms and conditions:

Subject to Section 7 (see Payment of Rental Amount below), if Guest cancels his, her, or their reservation not less than 60 days prior to the Arrival Date (30 days for "slow season"), Bennington Properties will provide Guest a full refund of any rent paid, less a $150.00 processing fee. Guest may change the dates for their reservation not less than 60 days prior to the Arrival Date (30 days for "slow season") for a $50.00 processing fee (date changes are subject to market pricing and demand at the time of the change and therefore you are not guaranteed the same pricing you originally booked for). Guest may not change their dates less than 60 days prior to the Arrival Date (30 days for "slow season"). If Guest cancels his, her, or their reservation less than 60 days prior to the Arrival Date (30 days for "slow season"), Guest forfeits all monies paid. Slow Season is October 1st to May 15th, excluding Thanksgiving, Christmas, New Years, Martin Luther Weekend, Presidents Weekend, and Spring Break.
TRAVEL PROTECTION. CSA Travel Protection has been made available with your reservation through Bennington Properties. Travel Protection reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If not purchased, you acknowledge you have read and understand our cancellation policy and choose not to purchase Travel Protection on behalf of all occupants. Separate terms and conditions apply, read your policy carefully and contact CSA at (866) 999-4018 with coverage questions. Our standard Travel Protection does not cover airline tickets. Guest will maintain the Property in a good and clean condition, and will use the Property in a careful and lawful manner. Guest will pay for any damage to the Property, including, without limitation, any necessary or appropriate maintenance and/or repairs required because of Guest’s damage. Guest is responsible for securing the Property. Guest will be responsible for any losses incurred due to Guest’s failure to properly secure the Property. Upon termination of Guest’s occupancy, Guest will have the following obligations in addition to any other obligations under this Agreement: (a) Guest will leave the Property in a good and clean condition and in the same condition (less ordinary wear and tear) as received by Guest upon Guest’s arrival; (b) Guest will place his, her, or their waste and trash (and any waste and trash of Guest’s guests) in the appropriate trash container(s); (c) Guest will return all keys and opening devices to the Property; and (d) Guest will vacate the Property and surrender it to Bennington empty of all persons and Guest’s personal property.
Guest will use and/or operate all furniture, furnishings, appliances, televisions, bikes (and any related equipment), and all mechanical, electrical, gas, and plumbing fixtures and equipment located on or at the Property (collectively, “Equipment”), safely and for their intended use. If Guest does not know how to properly use and/or operate any Equipment, Guest will contact Bennington Properties for instructions concerning such Equipment’s use and/or operation. Any damage caused to Equipment through Guest’s misuse will be Guest’s responsibility. If Guest finds any Equipment that is not working properly, Guest will contact Bennington Properties immediately.
Guest will not make any alterations in or to the Property, including, without limitation, moving furniture, paintings, rewiring or moving electronics (TVs, stereos, etc), adding or changing locks, placing signs, displays, or exhibits, or using screws, fastening devices, nails, or adhesive materials.
Guest will behave in a civilized manner and will be a good neighbor respecting the rights of surrounding property owners and guests. Guest will not disturb, annoy, endanger, and/or interfere with surrounding property owners and/or guests. Bachelor or bachelorette parties and parties involving large quantities of alcohol are not permitted in or at the Property. If excessive noise or disturbances occur resulting in notification by police or neighbors, Guest will vacate the Property and will forfeit the reservation and any monies paid.
Bennington and/or Bennington’s contractors may enter the Property, at any time with or without prior notice, for any of the following purposes: (a) making necessary or agreed maintenance, repairs, decorations, alterations, or improvements to the Property, or to supply necessary or agreed services; (b) to verify that Guest has complied with the terms of this Agreement; and/or (c) in case of an emergency (as determined by Bennington Properties).
Guest will initially pay 40% of his, her, or their total reservation amount if Guest’s reservation is made more than 60 days in advance of Guest’s scheduled Arrival Date (30 days for "slow season"). Guest will pay Guest’s total reservation amount not less than 60 days prior to Guest’s scheduled Arrival Date (30 days for "slow season"). If Bennington does not receive payment of Guest’s total reservation amount not less than 60 days prior to the Arrival Date (30 days for "slow season"), Guest’s credit card will be charged for the unpaid balance of the reservation amount. If Guest’s credit card is declined and/or payment in full is not received within 60 days prior to the Arrival Date (30 days for "slow season"), Guest’s reservation will be cancelled and any rental payment made will be forfeited. Upon Bennington Properties’ receipt of the payment of Guest’s total reservation amount, Bennington will email Guest a final confirmation of the reservation, along with the Property’s security code.
A VISA, Discover, American Express, or MasterCard is required as a guarantee that Guest will fulfill Guest’s rental obligations. If Guest fails to perform any Guest obligation under this Agreement or otherwise breaches the terms of this Agreement, Guest authorizes Bennington Properties to charge Guest’s credit card for any necessary charges or damages. If the charges or damages exceed Guest’s credit limit, Guest will pay the difference immediately upon Bennington’s demand.
A reservation may not be made by any person less than 23 years of age and all occupants (with the exception of children) must also be 23 years old. The age restriction is 25 years old for our luxury properties or properties that sleep 10 or more people.
Bennington Properties does not require a security deposit for most reservations. However, there are a few situations where we do require a security deposit. Such situations include, but are not limited to: dogs under 1 year old, guests under 25 years old, events such as weddings, wedding receptions, or any event that exceeds the rental property's occupancy. Reservations made under most of these situations require a minimum security deposit of $500.00 ($250 for puppies). The deposit must be made by cash, cashiers or travelers check. The amount of the security deposit will be determined by Bennington Properties in Bennington’s sole discretion. Security deposits must be received by Bennington Properties not later than 14 days before the Arrival Date. Upon receipt of the required security deposit and final payment, final confirmation of the reservation (including the Property’s security code) will be emailed to Guest. Bennington Properties will return the security deposit (or the balance thereof) to Guest within 14 days after the Departure Date.
If the Property becomes unsuitable or unavailable for Guest’s occupancy due to conditions beyond Bennington’s control, Bennington will make a commercially reasonable effort to arrange a comparable rental property at no additional cost or expense to Guest. If Guest is unsatisfied with the comparable property Bennington has identified or Bennington is unable to locate a comparable rental property, Guest may cancel Guest’s reservation and receive a full refund of any amounts Guest paid for rental of the Property, including any deposits.
Travel insurance sold through Bennington Properties will NOT cover airline tickets. You can purchase extra coverage for airline tickets by clicking HERE.
Pets are not permitted in, at, or around any pet-free properties. If the Property is a pet-free property and a pet is brought in, at, or around the Property, Guest will be in breach of this Agreement and Bennington Properties may require Guest to immediately leave the Property (or, if Guest fails to leave, Guest will be removed from the Property) without refund. Guest is responsible for any and all injuries and/or damages to person or property caused by any pet brought in, at, or around the Property. Guest must clean and properly dispose of all pet excretions immediately upon discovery. If the Property is a Dog Loving Vacation Rental ®, any dog brought on the Property must be one year or older. Dogs brought onto any Dog Loving Vacation Rental ® must be registered prior to arrival. A charge of $15.00 per dog, per night will be added to your reservation, excluding service dogs. Bennington Properties has many Dog Loving Vacation Rentals ® available in Sunriver. Therefore, if Guest discovers that Guest has mistakenly rented a pet-free property, Bennington Properties will make a commercially reasonable effort to help Guest find accommodations for Guest’s dog. Any changes made within 60 days prior to the Arrival Date will be subject to Company's Cancelation Policy. Guest will comply with any and all applicable pet laws, ordinances, regulations, rules, policies.
No smoking is permitted on, at, or in any part of the Property.
Sunriver Rules and Regulations prohibit parking on the roadways or common areas at any time. No recreational vehicle, trailer, and/or boat may be parked at the Property except for loading and unloading and for no longer than 48 hours. Contact the Sunriver Owners Association (the “Association”) at 541-593-2411 for information concerning the storage of a recreational vehicle, boat, or trailer storage.
Check-in time is 4:30 p.m. Check-Out time is 11:00 a.m. We do offer a limited number of our guests the opportunity to secure an early arrival or late departure on a first come, first serviced basis for a small fee. Please contact us for pricing details.
Please note that we guarantee your early arrival or late departure to the best of our ability. However, if we are unable to get you into or out of your vacation rental at the secured time, we will notify you of the change and promptly refund your fee.
Bennington Properties is not responsible for any lost, stolen, or damaged personal items. Any personal property Bennington discovers after Guest’s occupancy will be held by Bennington Properties for 14 days from the date the item was found. If Guest does not claim their lost personal property items within the 14-day period, Bennington Properties will donate or dispose of the personal property items. Guest will pay any and all shipping and handling charges necessary to return Guest’s items of personal property.
Guest will perform and comply with any rules and regulations that are posted on or at the Property and/or delivered to Guest from time to time. Bennington Properties may provide Guest tickets for Guest’s access to certain recreational facilities owned and/or operated by the Association. If provided, the tickets are only for Guest’s use during Guest’s scheduled reservation and may not be sold or transferred to any other person. Guest must comply with all safety, scheduling, reservation, and other rules, regulations, and policies applicable to the recreational facilities and any applicable Association rules, regulations, and policies. A copy of the Association’s access requirements is made available at the Property or may be obtained by contacting Bennington Properties or the Association.
Choose Your Half Price Water Play! Guests of Bennington Properties will receive a refund of 50% off their fee for one of the following: An innertube float trip down the Deschutes River with the Sunriver Marina OR entry to the Sunriver Homeowners Aquatics & Recreation Center (SHARC). Offers cannot be combined. Offer valid for stays between Memorial Day weekend through Labor Day weekend, however innertube float trips generally start after the 3rd week in June. Refunds will be issued for receipts from the SHARC or receipts from Sunriver Marina, not both. Entry fee receipts must be presented to Bennington Properties for your refund within 7 days of departure. Refunds are ONLY available for paying guests of Bennington Properties. Total refunds not to exceed $250 for the reservation. Refunds will only be placed on the credit card on file with Bennington Properties. Bennington Properties reserves the right to add, remove or modify items on this promotion without prior notice. Other restrictions may apply. Guest can EMAIL or TEXT (541.705.2267) photos of their receipts, along with their name and vacation rental address, to Bennington Properties.
Complimentary Access to Sage Springs Fitness Center. Guest of Bennington Properties receive complimentary access to the Sage Springs Fitness Center. Offer valid year round. Access is to the fitness center, indoor lap pool, private locker rooms, and hot tub. Passes must be picked up at the offices of Bennington Properties in the Sunriver Business Park. Quantity is limited per stay. AGE RESTRICTIONS: 13 and under not allowed. Ages 14 to 17 must be accompanied by an adult. Bennington Properties reserves the right to add, remove or modify items on this promotion without prior notice. Other restrictions may apply.
Bennington Properties guarantees that guest will arrive to a clean, well maintained property and have access to that property no later than 4:30 PM on their scheduled day of arrival. If the property is not properly cleaned and in full working order by 4:30 PM, Bennington Properties will purchase guest a gift certificate to a Sunriver restaurant of their choosing. Amount of gift certificate is predetermined and based on the size of the property. If guest checks in at 4:30 and finds that the house was not cleaned and maintained to Bennington Properties standards, guest can take advantage of this guarantee by reporting those issues no later than noon on the day after arrival. Guest must allow Bennington Properties a chance to correct all cleaning and maintenance issues in order to receive the gift certificate.
Bennington Properties guarantees they will work hard to provide guest with an exceptional vacation experience. If guest is not satisfied with their vacation rental or has significant issues with their vacation rental, Bennington Properties will work hard to remedy all issues by no later than 4:30 PM the day after guest's arrival. If Bennington Properties is not able to remedy the issue(s), guest may request to be moved to a vacation rental of equal size and value or if no comparable homes are available request that a percentage of their total reservation cost be applied as a credit towards a future stay with Bennington Properties. To take advantage of this guarantee, the guest must report all issues by calling, texting, or emailing Bennington Properties no later than noon on the day after arrival. Moves are dependent on availability. If guest wishes to move to a house of greater size and value the guest will pay the additional cost associated with the move. This guarantee excludes issues with hot tubs. Credit amounts will be determined by comparing guest’s issues with common and reasonable industry expectations of a vacation rental.
