Vacation Rental Service Fees

 

♦  Bennington Acquired Renters - 35% Commission

The 35% commission is compensation to Bennington Properties for finding and keeping paying guests coming to your property.  This includes the marketing of your property and our 24/7 reservations staff to book your property.  Out of this 35% commission we pay the Sunriver Owners Association up to $700,000 (collectively among property management companies) for the maintenance and up keep of the two Sunriver pools, 28 tennis courts, and 30 miles of paved bike paths.

 

♦  Owner/Owner's Family Visits - No Fee

Owner/Owner’s Family usage should not exceed 2 weeks during peak times.

 

♦  Owner Acquired Renters - 28.5% Discount on commission

For every referral we receive for your home, you will receive a 28.5% discount on your commission for that booking.

 

♦  Property Services Fee - $55 per month

à  Labor associated with all responses while paying guests are “in house.” (Unclogging of toilets, trouble shooting appliances / electronics, etc.).

 

à  Labor associated with preparing the property for the next guest’s arrival.

 

à  The ordering of outside vendors to repair items that our maintenance technicians are not qualified to repair (no mark ups for vendors).

 

à  Inspecting work done by contractors & reporting results back to property owner.

 

à  Monitoring the inside temperatures of the property on a daily basis throughout the year.  This could be a savings of up to $300 per year in energy bills.

 

♦  Cleaning fees

You will only be charged for a cleaning fee when you or an owner guest stays at the property - NOT when Bennington Properties books a guest.  Most vacation rental property management companies in Sunriver charge their property owners a cleaning fee for every booking.  This costs their property owners between $2,000 to $3,000 per year just on cleaning fees.  On our program property owners only pay for the supplies that we put in their home (approximately $300 to $600 per year depending on the size of the home).  This is a savings of $1700 to $2400 per year on housekeeping costs to our property owners.
